Real Estate Market Conditions in Orange County, Ny

Hi Folks...I recently was asked for more info regarding the USDA loans.. As long as the area you are buying a home in qualifies, you can get 100% financing fro the US Department of Agriculture. There are income guidelines, but they are pretty liberal. The main requirements are that it can't be in a city ie; Newburgh, Middletown and the place you are buying can't have luxuries such as an inground pool. Orange County New York Market Update

Hi Folks..with the extension and additions to the Obama Tax credit, we are finally seeing the foreclosures dry up in the Middletown, Montgomery, Pine Bush area and conventional sales of existing homes are starting to pick up.. This almost assuredly means two things.. First, prices will begin to inch up over the upcoming months and interest rates undoubtedly will increase.
If you have been on the fence about buying, now is the time you have been waiting for. We (Realtors) have observed the leveling off of prices over the last several months. This is a good indicator that the bottom has been reached and prices will start to climb as inventory comes off the market. I've been out with several buyers in the last few weeks and have noticed the best deals are gone and and the remaining homes either are negotiating offers or are garnering a lot of attention. This is great news if you're a seller, but not as good if you're a buyer. The dream home you were hoping to steal has already been stolen.
